If you've been waiting for South Jersey to give buyers a little room, the latest numbers are the first real sign of it.
There are 3,586 homes on the market across Camden, Burlington, Gloucester and Atlantic Counties right now. A year ago there were 3,063. That's a 17% increase in choices — and in Burlington County, closer to 21%.
But homes are still selling in about a month. So this isn't a buyer's market. It's something more useful than that: a market where you finally have options, as long as you're prepared to move when you find the right one.
Here's what the data actually shows.

Inventory is up everywhere
This is the story of the summer:

Every county has more homes available than it did a year ago. After several years of buyers fighting over whatever came up, that's a meaningful shift in how it feels to shop.
What it doesn't mean is that prices are falling. Median list prices are up year over year across the region — Camden by about 7%, Atlantic by nearly 6%, with Gloucester and Burlington up more modestly. More inventory has taken the frenzy out of the market. It hasn't reversed it.
Homes are still selling in about a month

Months of supply is the cleanest read on market balance. Roughly six months is considered neutral. Under six favors sellers.
Every county in South Jersey is sitting between 2.1 and 3.1.
So despite the inventory gains, this is still a seller's market by the standard measure. What's changed is the degree. Two years of one-month supply meant writing offers sight-unseen. Two to three months means you can see a house on Saturday and make a decision by Monday without necessarily losing it.
Atlantic County is the outlier
Atlantic runs on different rhythms than the rest of the region — 43 days on market against 29 to 31 elsewhere, and 3.1 months of supply. Its median list price is also the highest of the four counties at $409,900, even though its median saleprice is the lowest.
That gap between asking and selling tells you something: there's more negotiating room in Atlantic County than anywhere else in South Jersey right now. Some of that is the shore-adjacent seasonal market, and some of it is a wider spread between what sellers want and what buyers will pay.
If you're price-sensitive and flexible on location, that's where the leverage is.
What this means if you're buying
You have more to choose from, but not more time. A 30-day median means the good listings still go quickly. The increase in inventory has widened your options, not extended your decision window.
Get financing sorted before you shop. This is the mistake that costs people houses in a 30-day market. If you're a first-time buyer, that includes checking whether you qualify for New Jersey's down payment assistance program — up to $22,000, forgivable after five years, but it requires a specific lender setup you can't arrange after you're already under contract.
Consider Atlantic County if you're flexible. The longer market time there translates into real negotiating room.
What this means if you're selling
Your competition has grown by 13% to 21%. Buyers now have alternatives they didn't have last summer. Pricing at what your neighbor got in 2025 is the fastest way to sit.
Well-priced homes still move in 30 days. The market rewards realistic pricing more than it did a year ago, and punishes optimism faster.

More homes for sale than last year. Prices holding. Still moving in about a month. Atlantic County is looser than the rest.
For most buyers, this is the most workable market South Jersey has offered in several years — provided you're ready when the right house shows up.
